A land brokerage: independent landmen, run as one team.
We take your land team's project, staff it with independent landmen and manage it to a plan. You get one project manager, a QC desk, a weekly status report and one deliverable standard, with crews that ramp up and down with the work.
Send the project. We reply with a scope and a staffing plan.
Project plan
Sample- Scope
- Written, by county, tract and task, before work starts.
- Staffing
- A project manager, crew leads and independent landmen we know.
- Quality control
- Every packet crosses a QC desk before it reaches you.
- Status
- A weekly report to your land team, in one format.
- Deliverables
- Runsheets, ownership reports, MORs, flowcharts and maps to one standard.
- Ramp
- Crews added when volume rises and released when it falls.
Two ways to engage us
Pay by the landman day for a managed project, or have us take the risk on a leasing program and pay per net acre delivered.
Managed project
- You pay by the day. We staff independent landmen and manage them for your land team.
- Your scope stays flexible. Priorities can change tract by tract.
- Any land work: leasing, title, curative, ROW, site control, DO, due diligence.
Turnkey lease acquisition
- We take the risk. We deliver leases at a 75 percent NRI for a fixed fee per net acre.
- You pay per acre delivered, not per landman day. We carry the acquisition cost.
- For leasing programs with a settled area and lease form.
Net revenue interest (NRI) is the share of production revenue the working interest owner keeps after royalty and other burdens. A lease delivered at a 75 percent NRI carries burdens of no more than 25 percent.

Anatomy of a land project
Follow a made-up sample tract down the line, from your scope to the packet that comes back. Switch between the two ways to pay, and ramp the crews.

Step 1 of 6
The scope comes in
Your land team sends the project: the counties, the work, the deliverables and the dates. We reply with a written scope and a staffing plan.

Projects we run
- Lease acquisition programsA leasing program needs crews that can grow with the play and a single view of what has been leased.
- Title and runsheet production at scaleWhen a program needs title on many tracts at once, the hard part is consistency.
- Title curativeCurative is where a program stalls.
- Right-of-way and easement acquisitionFor pipelines and transmission lines, a route is only as fast as its slowest tract.
- Surface and site control for solar and windA renewables project needs the surface, a clear title picture and an answer on the minerals underneath.
- Division order and owner relations supportWhen pay decks back up, owners call.
- Acquisition due diligenceA data room has a deadline.
- Courthouse records pullsSometimes the job is simply getting the documents.
Who we work with
In-house land teams and land managers. You set the program; we staff it and run it.
- For operatorsYour land team sets the program.
- For midstream and pipeline companiesA route moves at the pace of its slowest tract.
- For renewables developersSolar, wind, storage and transmission projects need site control and clean title on the surface, and a clear answer on the minerals beneath it.
- For funds and acquisition teamsAn acquisition program runs on deadlines and data rooms.

Questions land teams ask
What are your rates?
Day rates and turnkey fees are set in the written agreement for each project. Send the project and we will quote it.
Who is our point of contact?
One project manager, from the scope to the last delivery.
Who are the landmen?
Independent landmen we know and manage, working under crew leads on your project.
Which counties do you cover?
Tell us the counties or basin. We reply with whether we can staff it and how.
How is the 75 percent NRI set on a turnkey program?
It is a term of the turnkey agreement, written in with the area, the lease form and the acreage target. Each lease's burdens are checked at the QC desk before delivery.
How is this different from hiring landmen ourselves?
One contract, one manager, one standard and one weekly report, with crews that grow and shrink without hiring. For a one-off crew call, landman.agency posts it to independent landmen.
Independent landman? Work with us.
We staff leasing, title, curative, ROW and DO projects with independent landmen. Tell us your specialties, counties and availability.
Send a project
Tell us the work, where it is and roughly how big. We reply by email with a scope and a staffing plan, or a turnkey proposal for a leasing program. Sending this form does not engage us; a signed written agreement does.
